Prospective renters
There's a house I'm interested in, what next?
Either use the contact form on the house’s listing page, or contact us by going through our contact page.
Can I see a place before signing a lease?
Of course! Contact us either through the form on the listing for the place you are interested in, or contact us through the contact page, and we can schedule a showing of the house. Keep in mind that we must give the existing tenants at least 24 hours of notice of the showing.
What do I do once I'm sure I want to rent a particular place?
Once you’re ready to sign a lease, and you are fairly certain you meet the tenant qualifications, then let us know and we will give you the application.
Are pets allowed?
Pets are allowed, but require a $250 deposit per pet. For any pet besides cats or dogs, please ask about the policy concerning them.
Do you have any furnished apartments or houses?
No, all of our properties come unfurnished.
When are the security deposit and first month's rent due?
The security deposit is due at the time of signing the lease, and the first month’s rent payment is due at the start of the lease.
Life as a renter
Is there parking available?
Every one of our properties has private parking exclusive to the house, so you should never have to fight over parking spaces with neighbors.
How do I take a bus to where I want to go?
There are bus lines all over Bloomington. You can plan your route on Google Maps, or find bus routes on the Bloomington Transit or the IU Bus web pages.
How do I pay rent?
We have an online system where you can pay rent preferably through ACH bank-to-bank transfers. You can set up auto-pay or pay in installments leading up to the monthly rent due date. You may also pay with credit card, but there is a 2.75% fee associated.
Online payment is our preferred method, but you may request to pay with check.
Am I responsible for utilities?
Utilities are not included in the rent price, and so tenants must set up and pay their own utilities accounts.
If I need to move out early, may I sublease?
Subleasing is permitted, but subject to conditions, including but not limited to approval from roommates on the lease. If you have a specific question regarding subleasing, feel free to contact us.
What do I need to take care of to ensure I get my entire deposit back?
We supply a move-out checklist when you sign the lease, detailing what you are responsible to take care of to avoid losing any of your deposit. The move-out checklist remains available for you to see on the tenant web system.
Am I responsible for lawn care?
For properties that have lawns, the tenants are responsible for mowing the grass. If you do not own a lawnmower, or would prefer to not mow the grass yourself, we can make individual arrangements. Please contact us if you have any specific questions.
Am I allowed to paint rooms in the rental property?
We like to be pretty flexible with tenants making the property feel like home. We allow rooms to be painted a different color on a case-by-case basis.
What if I run into a maintenance problem?
You can fill out a maintenance request in the tenant web portal, where you are also encouraged to attach a picture to the maintenance request. We will then follow up shortly to address the problem.
